This building was purpose built to accomodate a paper printing company.
The challenge was to build an environmentally friendly building. We included
offices facing North East to capture more natural light and pick up breezes
from the coast line. Office air con was latest single phase inverters for cost
effectivness. All windows were constructed to be opened to capture
natural breezes and air flow. The offices have the latest fibre optic computer
lines and security. Truck access was designed for semi trailers to drive in
forward and be able to turn around within the loading dock which consists
of a nine metre cantilevered roof. This does not infringe on any car park
facilities on site. We worked with Energex to design a Sub Station of 2000
amps per phase.This Sub Station required a design and construct swithboard
to run specialised plant equipment. Inside the warehouse there are two
purpose built press slabs which are on suspended concrete slabs constructed
in the ground and are completely isolated from the building structure because
of the press machines requiring no movement or vibration which would
affect machine operation. A roof walkway was designed so that all servicing
can be carried out on plant equipment. Concrete floors were cured with
diamond hard to increase the strength of the top surface and dust proof to
accomodate wear and tear to the printing machines.
The contract period was 117 days and the project was delivered 3 1/2 weeks
ahead of time and on budget.
